Pre-And Post Rental Inspection©
A detailed pre- and post inspection report that is accompanied by photographs, which seeks to outline the property’s condition before the tenant takes occupation & after the tenant vacates.
The inspections will always be in writing, signed by the parties and should be attached to the lease as an addendum.
Pre: The condition of the property & any pre-existing defects are meticulously recorded to determine the landlord’s responsibility in resolving the defects that affect the beneficial occupation of the tenant before occupation takes place.
Post: On expiration of the lease, an inspection is done to determine if any damage was caused by the tenant to the property during the lease period.
A tip is that the exit inspection is done on the same document as the entry inspection for ease of comparison.©

Building or renovating? We can periodically inspect your project to ensure that contractors are using the correct materials and working according to approved plans and in line with
National Home Builders Council and relevant SANS Standards.
Any deviations or non- compliance issues will be reported to the customer in order to take timeous remedial action
in order to prevent potential costly repairs or even litigation after completion of the project.

FAQ
Q: What is the new Act (Property Practioners Act 22 of 2019) all about?
A: In a nutshell, the new Act was assented to and signed by the President on the 19 th September 2019. It was published in the Government Gazette No. 42746 on 3 October 2019. It provides for the regulation of property practitioners and provides for the continuation of the Estate Agency Affairs Board as the Property Practitioners
Regulatory Authority. It also provides for Consumer Protection, and for the repeal of the Estate Agency Affairs Act of 1976.
Q: Why can’t the seller/lessor just issue his/her own mandatory disclosure?
A: They can, BUT… it must remembered that under the new Act, it is not the seller/lessor that will be held liable by an affected buyer/lessee, but he property practitioner may be held liable for any undisclosed defects that may be discovered within the first 12 months of the conclusion of the property transaction. You need to protect yourself by insisting that a professional property inspection is done by a certified professional home inspector, prior to accepting any mandate.
Q:How would I know that a property inspector is a Certified Professional Property Inspector?
A: All professional home inspectors need to be InterNACHI certified. The only way to confirm this is to ask the inspector for his/her InterNACHI membership number. Click on https://www.nachi.org/certified-inspectors This will take you to the page where you can enter the address/town where you need an inspection done, click on “Search”. This will bring up a list of Certified Home Inspectors near you. The name of your inspector should also appear. Click next to his name. This will bring up a confirmation page with his name and official CPI seal, stating that he is a Certified Professional Inspector, with his contact details and InterNACHI ID. If this does not come up, he is not certified as a Professional Inspector.
